Bossley Architects joined with RTA Studio to provide masterplanning and design for a 400 mixed-use apartment development.

Masterplanning included 6 separate buildings with up to 11 stories, full underground carpark, and a beautiful landscaped ‘interior’ plaza accessible to the public as well as residents. The concept contrasts the heavily articulated exterior skins with the uniformly smooth and curvaceous facades of the plaza, where ribbon-like perforated balconies provide light screen and privacy. The design references the marine analogy of an oyster shell with its rough exterior and smooth interior.

The bulk and massing respond to the context of a lower scale Beaumont Street and the higher commercial buildings to the Southeast. This strategy combined with the perforation of the mass by laneways also optimises views and sunlight, and extensive solar studies have been generated to reinforce the benefits to residents and the public. The mixed retail throughout the ground floor encourages foot traffic and makes this a very public urban environment.

A hotel on the south end of the site was designed in collaboration with Jasmax.
